Telangana government prepares ground to auction 400 acres of prime land near Hyderabad’s IT hub
Bids from consultants for optimisation of master plan and providing assistance for auction of the parcel in Kancha Gachibowli Village invited by TGIIC
by N. Ravi Kumar · The HinduTelangana government has decided to auction 400 acres near Hyderabad’s popular IT Hub where demand for strategically located large land parcels have skyrocketed over the last years with many companies setting up offices.
The plan is develop and auction the 400 acres in Kancha Gachibowli Village falling under Serilingampally Mandal, in adjacent Ranga Reddy district, in a phased manner to prospective buyers for monetisation purpose, according to Telangana Industrial Infrastructure Corporation (TGIIC).
It said this inviting bids for selection of transaction advisory consultant for optimisation of master plan and providing assistance for auction of the land belonging to TGIIC that previously was known as TSIIC. The document mentions that the auction is for raising resources, which though not new is of greater significance in the context of money required by the State government to fulfill some of the promises the ruling Congress made ahead of the elections. Selling land under its control to raise resources has been a preferred route for governments, especially those parcels in the western parts of Hyderabad whose development has been relatively recent and a continuing process.
Driving the demand for land are multiple factors from land availability paving the way for expansion, the Outer Ring Road connecting several areas, overall infrastructure development at a rapid pace and plan for more facilities and the demand for new residential and commercial space. The social infrastructure has also kept pace with other developments turning the spotlight on Gachibowli, Madhapur, Knowledge City, Hitech City, Raiduragam and lesser known but fast developing areas like Gopanpally.
TGIIC plans to prepare an international standard sustainable master plan layout for the 400 acres in Sy No 25(P) of Kancha Gachibowli. The said property is in an established IT/ITES and residential hub which is located towards the west of Hyderabad city. It is situated about 7-8 kms from Cyber Tower or Hitech City; 15-18 kms from Panjagutta (a central business district of Hyderabad); 22 km from Secunderabad railway station; and around 33 km from the Rajiv Gandhi International Airport (RGIA), the Corporation that serves as a nodal agency of the State government for industrial infrastructure and allied facilities said.
The decision to auction the land is bound to generate considerable interest among various sections and expected to also shape further infrastructure development and measures to ramp up connectivity to west Hyderabad. In recent years, on the back of rapid development, the IT Corridor and Knowledge City have seen a sharp increase in vehicular movement and bring associated challenges to the fore.
TGIIC has set March 15 as the last date for submission of the bids.
